地方にある支社から、都心の本社へと転勤することとなったサラリーマンの男。
栄転ではあるものの、貧乏な彼には先立つものがなく、都心の高額な物件に転居することが出来ずにいた。
だが、たまたま訪れた不動産屋で条件に当てはまる物件を見つけ、即日契約する運びとなる。


家賃一万円の1DK。


不動産屋が言うには、「心理的瑕疵物件」とのこと。
わかりやすく言えば、事故物件だ。

不動産屋の担当者いわく、「浴槽で事故死した女の霊が出る」そうだが、担当者の言葉に偽りなく、転居初日に女の幽霊に遭遇してしまう。
彼女は男をじっと見つめ、そして――。

「お兄さんって、幽霊が見えない人間ですよね?」

地縛霊や浮遊霊とのセックスライフを満喫する男だが、とあるトラブルによって非情に厄介な「何か」を引き寄せてしまうことになるのだった。
